Commercial property market prognosticators scale back their outlook

Real estate forecasters are in a bit of funk about the upcoming elections and continued economic issues in Europe.

So they?ve scaled back their outlooks a bit for this year?s commercial property sector.

The Washington, D.C.-based Urban Land Institute surveyed more than three dozen top real estate economists and analysts for its just released fall forecast.

The prognosticators say that total commercial property transaction volumes this year will drop to $223 billion ? down from $227 billion in 2011.

The economists ULI talked to are predicting better transaction totals in 2013 and 2014.

The just-released ULI report predicts that the booming apartment market will cool a big in the month ahead.

And they are predicting stronger returns and more activity in the retail property market.

The economists are also much more bullish on the housing sector than they were even six months ago.

?What this survey suggests is that, in general, the U.S. economy is making progress inch by inch,? said ULI senior vice president Dean Schwanke. ?Nothing indicates a quick turnaround, but the economy and the real estate industry are moving toward a notable improvement by 2014.?

New Jersey May Require Pets to Wear Seat Belts [POLL]

Dog

meltwater/flickr

Guess what New Jersey?? Your kids may not be the only passengers that need seat belts?

?

There is a chance that New Jersey may be the first state in the U S of A to require pets to wear safety belts.

?

Will this be the end of the traditional days of ol? Lady, Bruno, or Oscar to hang is head out the window? For the most part, yes.? At this time, the proposed law is specifically targeted toward that pets that ride in the back of pickup trucks.

?

If State Assemblywoman L. Grace Spencer gets her way, you will be paying up to a 1,000 dollar fine if caught.

?

That sounds reasonable.

?

There are already states that ban people from driving with their pets on their laps, but New Jersey would be the first to require actual seat belts on little Molly.

Longtime Brentwood home of Phyllis Diller for sale | West L.A. Land

Hot Property | Sept. 30, 2012

According to a story in the L.A. Times, the longtime Brentwood home of the late comic?Phyllis Diller?? who recently died at age 95 ? has?come on the market at $12.9 million.?The home, built in 1914 in a Country English style, sits on a 1.25-acre flat lot. ?Her son and executor, Perry Diller, plans to sell the home?s contents at a future auction.

Diller bought the 9,266-square-foot house in 1965 and personalized it to reflect her varied pursuits. ?According to the story in the Times:

In the decades she owned the house, Diller named many of its 22 rooms. The living room became the?Bob Hope?Salon after the comic actor she considered her mentor. A large oil painting of Hope, presented to her by the actor, stands on an easel in the room, and a concert grand occupies an alcove. A classically trained musician, Diller played the piano, organ and harpsichord.

The Bach Room doubled as her office and a salon. Her baby grand sat on a stage at one end of the room.

Some room names were takes on sight gags: a yellow guest room was called the Canary Suite; the red-walled kitchen, the Scarlet Scullery; a room with an organ in it, the?Pump Room. More than one room was devoted to her wigs and costumes.

But perhaps most reflective of her comic sensibilities are these two: A powder room named the Edith Head for the Academy Award-winning costume designer; and a mirrored telephone room called the John Wilkes Booth.

What a great, legendary comic! ?Want to know more about this listing or other homes on the Westside? ?Contact us at Klein Real Estate for details.

Animals are conscious and should be treated as such

Now that scientists have belatedly declared that mammals, birds and many other animals are conscious, it is time for society to act

ARE animals conscious? This question has a long and venerable history. Charles Darwin asked it when pondering the evolution of consciousness. His ideas about evolutionary continuity - that differences between species are differences in degree rather than kind - lead to a firm conclusion that if we have something, "they" (other animals) have it too.

In July of this year, the question was discussed in detail by a group of scientists gathered at the University of Cambridge for the first annual Francis Crick Memorial Conference. Crick, co-discoverer of DNA, spent the latter part of his career studying consciousness and in 1994 published a book about it, The Astonishing Hypothesis: The scientific search for the soul.

The upshot of the meeting was the Cambridge Declaration on Consciousness, which was publicly proclaimed by three eminent neuroscientists, David Edelman of the Neurosciences Institute in La Jolla, California, Philip Low of Stanford University and Christof Koch of the California Institute of Technology.

The declaration concludes that "non-human animals have the neuroanatomical, neurochemical, and neurophysiological substrates of conscious states along with the capacity to exhibit intentional behaviors. Consequently, the weight of evidence indicates that humans are not unique in possessing the neurological substrates that generate consciousness. Non-human animals, including all mammals and birds, and many other creatures, including octopuses, also possess these neurological substrates."

My first take on the declaration was incredulity. Did we really need this statement of the obvious? Many renowned researchers reached the same conclusion years ago.

The declaration also contains some omissions. All but one of the signatories are lab researchers; the declaration would have benefited from perspectives from researchers who have done long-term studies of wild animals, including nonhuman primates, social carnivores, cetaceans, rodents and birds.

I was also disappointed that the declaration did not include fish, because the evidence supporting consciousness in this group of vertebrates is also compelling.

Nevertheless, we should applaud them for doing this. The declaration is not aimed at scientists: as its author, Low, said prior to the declaration: "We came to a consensus that now was perhaps the time to make a statement for the public... It might be obvious to everybody in this room that animals have consciousness; it is not obvious to the rest of the world."

The important question now is: will this declaration make a difference? What are these scientists and others going to do now that they agree that consciousness is widespread in the animal kingdom?

I hope the declaration will be used to protect animals from being treated abusively and inhumanely. All to often, sound scientific knowledge about animal cognition, emotions and consciousness is not recognised in animal welfare laws. We know, for example, that mice, rats and chickens display empathy, but this knowledge has not been factored into the US Federal Animal Welfare Act. Around 25 million of these animals, including fish, are used in invasive research each year. They account for more than 95 per cent of animals used in research in the US. I'm constantly astounded that those who decide on regulations on animal use have ignored these data.

Not all legislation ignores the science. The European Union's Treaty of Lisbon, which came into force on 1 December 2009, recognises that animals are sentient beings and calls on member states to "pay full regard to the welfare requirements of animals" in agriculture, fisheries, transport, research and development and space policies.

There are still scientific sceptics about animal consciousness. In his book, Crick wrote "it is sentimental to idealize animals" and that for many animals life in captivity is better, longer and less brutal than life in the wild.

Similar views still prevail in some quarters. In her recent book Why Animals Matter: Animal consciousness, animal welfare, and human well-being, Marian Stamp Dawkins at the University of Oxford claims we still don't really know if other animals are conscious and that we should "remain skeptical and agnostic... Militantly agnostic if necessary."

Dawkins inexplicably ignores the data that those at the meeting used to formulate their declaration, and goes so far as to claim that it is actually harmful to animals to base welfare decisions on their being conscious.

I consider this irresponsible. Those who choose to harm animals can easily use Dawkins's position to justify their actions. Perhaps given the conclusions of the Cambridge gathering, what I call "Dawkins's Dangerous Idea" will finally be shelved. I don't see how anyone who keeps abreast of the literature on animal pain, sentience and consciousness - and has worked closely with any of a wide array of animals - could remain sceptical and agnostic about whether they are conscious.

Let us applaud the Cambridge Declaration on Consciousness and work hard to get animals the protection they deserve. And let us hope that the declaration is not simply a grandstanding gesture but rather something with teeth, something that leads to action. We should all take this opportunity to stop the abuse of millions upon millions of conscious animals in the name of science, education, food, clothing and entertainment. We owe it to them to use what we know on their behalf and to factor compassion and empathy into our treatment of them.

Marc Bekoff is an emeritus professor of ecology and evolutionary biology at the University of Colorado, Boulder. He has written many essays and books about animal emotions, animal consciousness and animal protection

Project Austin App For Windows 8 Brings The Microsoft Courier Project Back To Life [VIDEO]

Advertisements

Concept ideas are dreamed up, worked on, and scrapped by companies all the time, but when a project has a certain unique quirk or charm, it?s always worth going back for a second look. At least, that?s what members of Microsoft?s C++ team have done in creating Project Austin ? an app designed and heavily influenced by the old codename: Courier.

For those who?ve never heard of the Microsoft Courier, perhaps a little background information is in order. First reported back in 2008, it was a tablet-esque booklet PC which would have catered to the creative. Featuring two touchscreens hinged to function like a book, it would have included a stylus and touch-screen operations, allowing users to read, take notes and make annotations and drawings. In essence, it was like an early adaptation of what you now get with devices like the Galaxy Note and Galaxy Note 10.1.

2781.image_1

The idea was scrapped in 2010 by the Redmond company, and little has really been heard of it since. With the iPad arriving that year, Apple really changed the way consumers see mobile computing, and as such, Microsoft went back to the drawing board, creating the soon-to-be-released ? but as yet, unpriced ? Microsoft Surface.

Like many conceptual ideas before it, the Courier still has something of a cult following, and those individuals ? along with the new age of the digitally-creative ? may be intrigued to learn that the Microsoft Courier has been resurrected. Well, sort of.

6237.image_2

The Project Austin app is said to enable users to add, move, or delete pages to a notebook, and use digital ink to write or draw and add photos. Those notes can then easily be shared with other Windows 8 apps, including the software maker?s SkyDrive cloud service.

6763.image_3

Like the courier, the focus seems to be on creativity as opposed to typing and note-taking per se, thus it should not be seen as a replacement or outright competitor to OneNote. Visual C++ developer Jorge Pereira notes of the project:

We believe in the beautiful simplicity of just a pen and a piece of paper, and that?s what we tried to recreate with it. Much of the inspiration and code for the Austin app draws from an earlier project code-named Courier

Much of the Austin Project?s source code can be had already over at CodePlex, and the team is also planning to release a blog series outlining how Austin was built.

1376.image_9

It certainly looks to be an intriguing app indeed, and with the stylus being a significant part of the Surface experience, it could turn out to be a must-have for the overwhelming majority.

Guinea: Police disperse fighting with tear gas

CONAKRY, Guinea (AP) ? Anti-riot police dispersed protesters in the Medina market of Guinea's capital, after a riot broke out between sellers from the Peul and Malinke ethnic groups, the two largest ethnicities in the country.

Tensions between the Peul and Malinke have been high ever since the 2010 presidential election, which was won by Malinke politician Alpha Conde. He is accused of favoring his ethnic group in appointments to government ministries.

On Friday, an AP reporter saw police firing tear gas to break up the fighting. The two ethnic groups sell different items in the Medina market, with the Malinke mainly selling automobile parts, while the Peul have boutiques for food and second-hand clothes.

Witnesses in the Peul-dominated Bambeto and Cosa neighborhoods said they saw crowds stop taxis and yank out Malinke passengers.

Each weekend across the country, hordes of agents put up their A-frame signs and point buyers in the direction of open houses.?Meanwhile, buyers with all kinds of motivations stream in and out of these homes ? from those just tipping their toes into the water to those who are on the hunt, making offers and ready to buy.

Buyers just getting started on the circuit may be confused about how to approach an open house. What do you need to know in advance? How should you prepare? What should you say ? and not say? Here are five tips for the best ways to approach an open house.

Focus on what you know

If you?re scouring listings on your iPad while drinking your Sunday coffee, the sheer volume of open houses will probably overwhelm you. Don?t let it. For now, focus on the area?where you think you want to buy.?If you like a certain part of town, this will give you a chance to know it better. See what you can get for the money there. Don?t get distracted or pulled in all kinds of directions. Start with what you know. It will help you lay the groundwork for a successful house hunt.

Be open to higher and lower price ranges

If you?re pre-approved to buy a home in the $350,000 range, you?re wasting your time looking at $750,000 properties.?But it makes sense to look upward to the $400,000 range as well as down at $275,000. Knowing what you can get above and below your target range will be informative.?If you know that for $50,000 less you would be on a busier street, then you?ll appreciate the older home for $350,000 on a cul-de-sac. Or you might see a home that costs $50,000 more than your $350,000 target, but it has a newly renovated kitchen or bath. You still can?t afford it, but if you want to live in that same neighborhood, you might realize you?ll have to settle for a home that needs some renovation. Finally, homes priced higher than your budget can easily get reduced down to your range. And, especially in tight markets, those priced lower could get bid up right into your range.

Watch the people at an open house

You may be a serious buyer, but you?re new to the market and haven?t seen enough to know how to react to a particular home, its price or how it shows.?Chances are, there are more experienced buyers at the open house who do know.?They can tell right off the bat if the home is overpriced, underpriced or something else.?Are people walking in and walking out without much consideration??Not a good sign. Are buyers hovering around the agent asking all kinds of questions about the home??Chances are, it?s a new listing and priced well.?Prospective buyers aren?t going to waste their time hanging around a listing, checking out the closet space, garage and the backyard, if they feel the price isn?t realistic.

By the way: While you?re checking out who?s at the open house, a good agent is doing the same thing. He or she will watch people coming through the door to help gauge the market?s response to the home.

Pick the showing agent?s brain

The agent at an open house may be the agent who represents the seller? or another agent standing in for the listing agent.?They may be trying to meet new buyers.?Either way, this person is in the market and likely knows a lot about the house or the neighborhood.?Many buyers have met their agents at an open house early in the sales process.?This is a breeding ground for long-term buyer/agent relationships. If the agent seems knowledgeable or you connect with him or her, go with it.?You?ll want someone on your side, an advocate for you once you get serious in the market.?Use the open house as a way to interview agents who might represent you as a buyer.

On the other hand, while it may be polite, you don?t have to introduce yourself to the agent or even mention that you?re just getting started in the market.?You also shouldn?t be forced to provide contact information.?If you don?t wish to give it out, just provide your name and politely decline to offer further details.

Know the days on market before going to an open house

Days on market, or DOM, is the telltale sign of how a particular listing is faring in the marketplace.?If you see a home priced a little higher than what you can afford but its DOM is at 100, chances are that home won?t be selling at its list price.

While everyone else is getting caught up in the excitement of an underpriced property nearby, the home with a significant DOM may be an even better opportunity. Go to this open house and check out the activity. If the place is empty, engage the agent and see how they respond. If it?s been on the market for a while, they would be open to convincing a buyer to negotiate.?There also may be a history to the listing that you wouldn?t get from looking online.?Maybe it had a contract early on and fell apart??Maybe the seller has already relocated and is open to a lower offer, but just won?t reduce the price? You won?t know until you engage.

Going to open houses will take a lot of time and energy. You might visit dozens of homes you don?t like before you realize what you do like. That?s the way it works. So take your time. Use the open houses as opportunities to learn the market, gather data, find a good agent and build up a knowledge base for your future home purchase.

Abused Georgia teen banished to California by stepfather: police

LOS ANGELES (Reuters) - A small, gaunt Georgia teen who turned up at a Los Angeles bus terminal told police his abusive stepfather had given him $200 and a list of homeless shelters before putting him on a bus, authorities said on Thursday.

Police were called to the city's Greyhound Bus Station on September 11 by a retired sergeant, Joe Gonzales, who was working security there, the Los Angeles Police Department (LAPD) said in a news release.

The officers found 18-year-old Mitch Comer, a "pale, gaunt" youngster weighing 87 pounds and standing just over five feet tall, whom police at first thought was aged 12 or 13.

"Comer explained that his stepfather had told him he was now a man, given him $200 and put him on a bus in Jackson, Mississippi, with a list of homeless shelters he had located on the Internet," Los Angeles police said in a news release.

Investigating the story further, Comer provided details to police of abuse over a period of at least four years. After removing him from school in the eighth grade, his stepfather, identified as Paul Matthew Comer, 48, shut him in a room.

The youngster was fed only small amounts of food and forced to hold a grueling disciplinary position for eight hours a day with the top of his head against a wall, his fingers interlaced behind his head, and his feet raised off the ground.

The younger Comer told police he had two younger sisters still living at home. LAPD contacted local Paulding County, Georgia, sheriff's deputies, who immediately went to the family home and took Comer's stepfather and mother, Sheila Marie Comer, in for questioning.

The parents were subsequently arrested on child abuse and false imprisonment charges. Detectives also put Mitch Comer's younger sisters, Catrina and Lya, into protective custody with Paulding County Children's Services.

After staying in a Los Angeles board and care home, Mitch Comer flew to Georgia on Wednesday to help in the investigation and legal proceedings against his parents.

"I am greatly relieved and thankful that one of our retired officers brought this victim to our attention and started the process to uncover these heartbreaking circumstances," Police Chief Charlie Beck said in a statement.

"Without the intervention of retired Sergeant Gonzales, Mitch Comer and his young sisters would still be suffering," he added.

Afghanistan bans Pakistani newspapers

KABUL, Afghanistan (AP) ? Afghanistan banned all Pakistani newspapers from entering the country on Friday in an attempt to block the Taliban from influencing public opinion via the press.

The order, issued by the Ministry of Interior, adds to the mounting tension between the neighboring countries.

It focuses specifically on blocking entry of the papers at Torkham, a busy border crossing, and directed border police to gather up Pakistani newspapers in the three eastern provinces of Nangarhar, Kunar and Nuristan.

In a statement, the ministry said the newspapers were a conduit for Taliban propaganda.

"The news is not based in reality and it is creating concerns for our countrymen in the eastern provinces of Afghanistan," the ministry said in a statement. "Also, the newspapers are a propaganda resource of the Taliban spokesmen."

The tensions between the two countries were highlighted Thursday at a U.N. Security Council meeting, when Afghan Foreign Minister Zalmai Rassoul called on Pakistan to stop shelling in the border province of Kunar, which he said has killed dozens of civilians. He said the attacks were jeopardizing bilateral relations "with potential negative consequences for necessary bilateral cooperation for peace, security and economic development in our two countries and the wider region."

Many Pakistani Taliban fighters have fled to Kunar and surrounding areas after Pakistan's army pushed them out of its tribal region, taking advantage of the U.S. military's withdrawal of most of its forces from these Afghan border provinces in recent years.

In an interview on Thursday with The Associated Press, Pakistan's foreign minister Hina Rabbani Khar said that her country would soon hold confidential talks with the United States and Afghanistan to improve a three-way counterterrorism relationship beset by misunderstandings.

She told the AP that senior officials from the three countries have been instructed to come up with a strategy for repairing cooperation that has suffered since U.S.-Pakistani relations collapsed a year and half ago. A key element of the talks will be to determine which militant groups can be persuaded to lay down their arms as part of an Afghan peace treaty ? a crucial if so far lagging part of the U.S. strategy to stabilize the country as it withdraws forces over the next two years.

Separately in Afghanistan, five civilians were killed and eight others were wounded Friday in Naway district of Helmand province in southern Afghanistan, according to district police chief Ahmad Shah Khan Pupal. Two children and three men were among the dead.

NATO reported that two service members with the international military alliance in Afghanistan died Friday of non-battle related injuries in the south. NATO did not provide details about the deaths or the nationality of the service members who died.

PST: Bayern-Valenica highlights Group F

What did Valencia do to the scheduling gods to deserve this? First, they open their league season at Real Madrid. That?s rough, but OK ? the fixture has to come sooner or later. Two weeks later, they were at Barcelona. A little weird, but OK. Got to roll with it. Now, they open Champions League at Bayern Munich? Not only could you not get a more difficult schedule, but you could only get it if you (a) were a Spanish team and (b) had qualified for Champions League.

And thus you have today?s headliner from Group F:

Bayern Munich vs. Valencia

Allianz Arena, Munich, 2:45 Eastern

Valencia has reason to be upbeat about this whole hardest schedule imaginable-thing. First, nobody?s expecting them to go into the Allianz and get three points. If they want to be boring/pragmatic and play for one, so be it, but they can also go in and play with naive abandon and not worry about giving away points they?re counting on to make the Round of 16. Second, Valencia acquitted themselves quite well at both the Bernabeu and Camp Nou: a draw and a loss, 1-2 aggregate score. If they can play that well in Munich, they can get a result without renting any buses.

It seems unlikely Mauricio Pellegrino will play for a draw. The new Valencia coach is off to a fine start with his old team, even if it?s not reflected in his record. But Pellegrino has a personal stake in this one. The 40-year-old Argentine was a starter on the Valencia team that faced Bayern in the 2001 Champions League final. Oliver Kahn saved his spot kick in the shootout to give Bayern their last European Cup. In all likelihood, that result will have no bearing on Wednesday?s match, though if it did, Pellegrino wouldn?t be the first manager to let an old memory influence the present.

In addition to Pellegrino, Valenica?s made a series of changes to the team that failed to advance out of last year?s group phase. Euro 2012 star Joao Perreira and Lyon?s project-come-good Aly Cissokho are the team?s new fullbacks. Mexican international Andres Guardado and Argentina starter Fernando Gago have been brought into the midfield. ?Paraguay?s Nelson Haedo Valdez is starting with Roberto Soldado up top. Although?Los Che are off to a strong start, the jury?s still out on how strong they will be.

Bayern returns the same core that made last year?s final with two notable additions. Former Wolfsburg striker Mario Mandzukic?s addition has proved prudent as Mario Gomez misses the beginning of the season, while Javi Martinez was brought in from Athletic Bilbao for a Bundesliga record $52.1 million. They may be the tweaks Bayern needs to go from German Cup runner up, second place in the Bundesliga, and Champions League finalist to a team that wins things.

Lille vs. BATE Borisov

Grand Stade, Lille, 2:45 p.m. Eastern

Like Manchester City and Borussia Dortmund, Lille got a rude welcome (or, re-welcome) to life in the Champions League last year. Surprise champions of France, LOSC looked surprisingly ill-equipped, failing to win home games against Inter Milan, CSKA Moscow and Trabzonspor en route to a last place finish. Even more than BVB (also last place finishers in their group), Lille served as evidence that domestic success, even in a big league, means little in Champions League.

Rudi Garcia and squad will look to build on last year?s experience, though they do so without leading scorer and two-time Ligue 1 player of the year Eden Hazard, who hass since moved to Chelsea. They?ve also lost Moussa Sow since the last time they appeared in the competition, the Senegalese attacker making a move to Turkey in January. Along with last summer?s loss of Gervinho to Arsenal, Garcia has lost the three attackers that won him France?s 2010-11 title.

Undoubtedly Garcia would want those players back, but with last year?s lessons in tow, Lille should be stronger this season. They may not be better (they?ve only won one of their first five in France), but they?ll be better equipped to navigate the tournament?s obstacles. With Salomon Kalou, Marvin Martin and the team?s new focal point, Dimitri Payet, they still have the talent to compete with Valencia for second place.

First up is BATE, the group?s weakest team. The Belarussians find themselves in group stage for the second straight season, having won two playoff rounds to claim their spot. Last year, the team went 0W 4L 2D while posting a -12 goal difference. Although BATE have added former Arsenal and Barcelona midfielder Aleksandr Hleb, the team is largely unchanged from the one that finished fourth in their group last tournament.

Community Law and Business Clinic helps establish Mobile Farm ...

SALISBURY ? Rowan County Commissioner and local business owner Jon Barber is announcing a new business venture for Rowan and Cabarrus Counites.

A press release provided to WBTV spells out what Mobile Farm Fresh is ahead of the debut at this week?s Rowan County Fair:

In October 2012, Mobile Farm Fresh, a local non-profit and mobile farmer?s market, will be launched in an effort to bring healthy, local produce to areas that do not have easy access to grocery stores and farmer?s markets.

The program will debut at the Rowan County Agricultural Fair from September 17 until September 22. Schools, worksites, and faith-based organizations offer a unique opportunity to reach a substantial portion of residents in food deserts with messages and interventions to improve health and nutrition.

Collaborating with these organizations, Mobile Farm Fresh will expand the availability of a farmers market with a focus on serving low income individuals and neighborhoods.

The US Department of Agriculture did a study regarding food deserts, areas where a substantial number of residents are low income, have low access to a supermarket or large grocery store for fresh foods, and have limited options for transportation. Cabarrus and Rowan Counties have eight census tracts that are described as food deserts. Nearly 50,000 residents of Cabarrus and Rowan Counties live in food deserts, with 41% defined as having low access.

In a most recent study, Rowan County ranked 97 out of a 100 with regards to access to healthy food. Access to healthy foods is measured as the percent of zip codes in a county with a healthy food outlet, defined as a grocery store or produce stand/farmers? market.

Mobile Farm Fresh?s goal is to become a community outreach organization that encourages others to consume healthy, affordable, and sustainable food. Mobile Farm Fresh will address the health of residents of the food deserts, many of which have the potential for life threatening health problems like diabetes, heart disease, and obesity. Mobile Farm Fresh will be a program that will contribute to Healthy North Carolina 2020 objective of access to healthy foods, a strategy of the North Carolina Division of Public Health?s Prevention Action Plan.

Fruits and vegetables are the chief constituents of a healthy diet. Numerous studies document the general protective benefit of a diet high in fruits and vegetables, showing that such a diet guards against many chronic diseases including cardiovascular disease, type 2 diabetes, and certain cancers. Fruit and vegetable consumption has been shown to be higher among low income populations when grocery stores are easily accessible.

?Although Cabarrus and Rowan counties are regarded as an area of great beauty and historical significance, we have health issues of great concern affecting our residents,? says founder Jon Barber.

Mobile Farm Fresh will operate out of a repurposed city transit bus that is environmentally friendly. A year-round farmers market, Mobile Farm Fresh can serve multiple locations in the same day. Initial locations will be in both Cabarrus and Rowan counties. Mobile Farm Fresh will feature not only healthy whole food items, but also locally grown, affordable produce items as seasonably available. Purchases can be made with cash, credit and debit cards, EBT, WIC, and senior nutrition vouchers.

?Mobile Farm Fresh will enhance our in-state specialty crop markets, reduce hunger and malnutrition in North Carolina, and put more income into farm communities by increasing supply to underserved communities,? says Debbie Hamrick, Director, North Carolina Farm Bureau, the largest general agriculture organization in the state.

Joining with community organizations, health care providers, schools, and universities, Mobile Farm Fresh will serve as an education resource on food advocacy and nutritional well-being. It will encourage healthy food initiatives by supporting schools, impoverished & housing authority communities, elderly/senior centers, and senior living facilities. Mobile Farm Fresh will visit area schools with their ?Children?s Garden?, which will be a mobile working farm. Mobile Farm Fresh will also provide free health and dental screenings to the residents of the food deserts.

?Using evidence from such sources as ?What Works for Health?, we encourage communities to select programs and policies that will have the greatest impact on key health areas. Mobile Farm Fresh is exemplifying what can happen when communities mobilize to take action on key health areas such as obesity,? says Jan O?Neill, Community Engagement Specialist, University of Wisconsin School of Medicine and Public Health.

Establishing Mobile Farm Fresh has been a collaborative community effort. Mobile Farm Fresh has gained the support of several community outreach organizations, including Cabarrus Health Alliance, Center for Healthy North Carolina, North Carolina Farm Bureau, Rowan-Salisbury School System, and Rowan Regional Medical Center/Novant Health. The Wake Forest University School of Law?s Community Law and Business Clinic? provided the services necessary to establish Mobile Farm Fresh as a non-profit.

The first of its kind in North Carolina, Mobile Farm Fresh is seeking donors and locations to set up their mobile farmer?s markets in the food deserts. As funding grows, Mobile Farm Fresh hopes to work with communities across the state of North Carolina to implement their own mobile farmer?s market.

For more information on Mobile Farm Fresh, to donate to Mobile Farm Fresh, or inquire as to how you can purchase food items, please contact Jon Barber at jbarber@myfarmfreshmarketplace.com or at 704-754-5334.

San Diego City Council Passes Responsible Banking Ordinance ...

SAN DIEGO, Sept. 19, 2012 /PRNewswire-USNewswire/ -- Last night, the San Diego City Council voted unanimously to pass an ordinance that increases transparency and holds banks accountable to San Diego residents. The Responsible Banking Ordinance, sponsored by Council President Tony Young, requires banks doing business with the city to disclose local data on their lending,?services and investments in San Diego's diverse communities. This data will include information on foreclosures and loan modifications made by the banks.

The ordinance also requires these banks to submit a two-year community reinvestment plan to the city that details how they will meet lending and service needs in San Diego. By requiring these plans, the City Council has taken positive steps towards compelling financial institutions to think intentionally about how their products and practices could align with the needs and opportunities specific to San Diego. Reinvestment plans will allow for communication and a mechanism for greater accountability.

Banks' annual reports and reinvestment plans will be reviewed by a community reinvestment review committee. Using this information, the committee will issue a recommendation to the City Council and Treasurer on which banks to select for the city's financial services contracts.

"This ordinance provides some much needed leverage to advocate for banks to better serve the needs of San Diego communities," said Liana Molina of the California Reinvestment Coalition. "We look forward to working with our members in San Diego to support the implementation process."

The ordinance was broadly supported by a strong coalition of community, labor and neighborhood activists, who spoke in support of the ordinance during the public comment period at the City Council meeting last night. San Diego's ordinance follows in the footsteps of similar responsible banking ordinances that have passed in Oakland and Los Angeles.?

The California Reinvestment Coalition advocates for the right of low-income communities and communities of color to have fair and equal access to banking and other financial services. CRC has a membership of nearly 300 nonprofit organizations and public agencies across the State.

Grow Your Own Mushroom Garden at Home ? Kam Family Blog

When my colleague offered me the chance to receive a free Back to the Roots mushroom kit, I couldn?t pass up the opportunity to grow some fungus at home. Now that the kit has arrived, we?re anxious to see how this thing works.

Over the next few weeks, stay tuned as we track the progress right here. The product claims to produce up to ?1.5 pounds of gourmet, tasty oyster mushrooms per box?harvest your first crop in as little as 10 days!?

Sounds good to me!

As we get this project started, it reminds me of a joke my buddy Regan used to tell. It was about his desire to open a venue in Honolulu called ?Club Mushroom.? You know, where the ladies can meet all the ?fungis? (fun guys) in town.

Okay, lame I admit, but oh so relevant for this post.

Stay tuned for updates as things progress.

Sony Reader PRS-T2

Sony's latest ebook reader, the Reader PRS-T2 ($129.99 direct) , is an unfortunate victim of timing. It's a nice device, shrewdly updated from last year's Sony Reader Wi-Fi PRS-T1 , with faster page refreshes and a sleeker design. But Sony came to the table this time around missing a key feature: backlighting. Now that the industry's top two ebook reader manufacturers, Amazon and Barnes & Noble, make backlit readers in this price range, Sony's lack becomes a deal breaker.

Design, Screen, and Reading
Last year's Reader was a nice piece of hardware, and the PRS-T2 continues the trend. It measures 6.9 by 4.4 by 0.4 inches (HWD) and weighs 5.9 ounces. It's smoother and less busy looking, thanks to newly integrated membrane buttons along the bottom, and a slight taper to the frame. It's also light for a touch-screen ebook Reader; about an ounce lighter than the Barnes & Noble Nook Simple Touch With GlowLight, and an ounce and a half lighter than the new Amazon Kindle Paperwhite. You can get one in a red, white gloss, or black matte finish; all models have soft touch back panels.

The 6-inch E Ink Pearl V220 touch screen is a gem. Its specs are typical, at 800-by-600-pixel resolution and with 16 shades of gray. But it offers high contrast, a nice selection of sharp fonts and font sizes, and?the best part?it never blanks the screen out at all for page refreshes, which are quick and unobtrusive. Sony also smoothed out the zoom feature. Unfortunately, as I mentioned, there's no backlight, unlike the Kindle Paperwhite and the Simple Touch With GlowLight. Sony does, however, make a nice folio case with an extendable light for $49.99 and one without the light for $34.99.

The home page is a step up from what you get on the Amazon Kindle, making it easy to find your books and organize them. While reading, you turn pages by swiping a finger to the left or right, or by using one of the two hardware buttons on the bottom left underneath the screen. There are no side-mounted page turn buttons, and you can't just tap the screen in a certain quadrant to turn pages. You get a choice of seven fonts and eight font sizes, all of which look crisp. You can adjust the contrast via a series of customization options, though none of the alternatives looked great. There are also 2-column and 3-column split views, as well as a landscape mode.

Reader Store, Other Features, and Conclusions
For shopping and downloading books, you get built-in Wi-Fi; there's no 3G option. Sony's Reader Store still trails what Amazon and Barnes & Noble offer. It's not terrible by any means, but it offers nowhere near the level of discovery and top list options you get with the two leading ebook vendors. The Discover tab, for example, just breaks down genre categories and has a few lists like "hidden gems," but nothing resembling the wealth of user-created content and editors' picks you'll find on Amazon.

On the plus side, the Reader supports ePub, PDF, and TXT files; Amazon still refuses to support the widely used ePub format. With the Sony Reader PRS-T2, you can borrow books from more than 15,000 public libraries across the country. There are no ads, like the Nook Simple Touch, but unlike all of the new Amazon Kindles.

Unlike other ebook readers, the Sony Reader comes with a stylus. It lets you mark up pages, make notes, and even draw. You can underline sentences, for example, which is something you can't do on the Kindle or Nook (at least with a pen-like stylus). There's nowhere to put the stylus inside the Reader, though; I imagine most people will just leave it in the box, although if you're the type that likes writing in the margins, this is a good model to consider.

Sony includes two English-language dictionaries. There's also Facebook and Evernote integration; you can snip a passage and post it to either service right from the Reader. Sony says the battery lasts for up to two months. You get 2GB of internal storage, with 1.3GB free for your books, plus a microSD card slot that lets you expand storage up to 32GB further. The slot also make it much easier to sideload PDFs, ePub books, and other materials. Sony also includes a free offer for the first Harry Potter book in the Pottermore Shop.

Sony, who was once a player in the ebook space, now seems to be iterating within its own world, devoid of competitors. The Reader PRS-T2 is the best ebook reader the company has produced to date, but it trails the competition, and even costs more on a feature-by-feature basis. The Amazon Kindle Paperwhite and Barnes and Noble Nook Simple Touch With GlowLight both have clumsier names than the Sony Reader PRS-T2, but they have screens that light up for reading in the dark, plus more robust ebook stores. The basic Nook Simple Touch without the edge-lit GlowLight screen cost $30 less, and with the lighting it's $10 more. The Kindle Paperwhite with ads is $10 less, while the version without ads is $10 more. If you're loyal to Sony, the Reader PRS-T2 is nice, but I can't see many new customers choosing it over the Kindle or the Nook.
